It is amazing how large commercial lease agreements have become.
When I first began practising law over 25 years ago in the United States, the vast majority of commercial lease agreements in New York City were under 10 pages in length. When I subsequently returned to Canada, the standard commercial lease agreement was already 3 to 4 times that size, not including the schedules that were appended to the principal document. Today, it is exceedingly common for commercial lease agreements to be 60, 80, even 100 pages, and that is not including another mountain of schedules that are appended to the document.
With this much legal documentation being presented by the landlord for a prospective commercial tenancy, what is a business person to do? It almost seems too daunting to read and comprehend this massive document, which is written so as to make it next to impossible for anyone unfamiliar with the legal verbiage to properly comprehend.
And simply farming it out to any lawyer in the hope that provide your business with an adequate review of the commercial lease agreement at a reasonable price, seems highly questionable. Nevertheless, when you engage a lawyer that has decades of experience in reviewing commercial lease agreements, especially these massive behemoths, you can obtain solid legal review and analysis, and at a reasonable price.
The reality is that you need an experienced lawyer who is familiar with these particular type of legal contracts, namely commercial lease agreements, such that you might attain effective legal review and analysis. .
